Thank you for listing your property on Patamali. Our platform focuses on high-quality furnished monthly rentals (30+ days) for professionals, relocating families, digital nomads, and long-stay travelers.

To ensure a great experience for both guests and hosts, we ask all hosts to follow the guidelines below.

1. Check-In Verification & Payout Process

Patamali operates a structured check-in and payment process to protect both guests and hosts.

  • Guests have up to two (2) days after check-in to verify that the property matches the listing and meets expected standards.
  • Hosts receive payment within approximately two (2) days after the guest has successfully checked in, once the stay has been confirmed.

This process helps:

  • Ensure that bookings are legitimate
  • Reduce disputes and fraud
  • Build trust across the platform

If a property does not meet the expected standards during this initial period, Patamali may intervene, including assisting the guest with a replacement or issuing a refund where appropriate.

Hosts responsible for such issues may face penalties, including reduced visibility, temporary suspension, or removal from the platform.

2. Property Standards

Properties listed on Patamali should meet a consistent level of comfort and quality suitable for mid-term furnished stays.

Hosts should ensure that their property:

  • Is clean, safe, and well maintained
  • Includes functional furniture and appliances
  • Provides reliable water and electricity
  • Offers stable internet access suitable for remote work where possible
  • Matches the photos and description shown on the listing

Listings that do not meet these standards may be removed from the platform.

3. Accurate Listings

Hosts must provide accurate and honest information about their property.

This includes:

  • Correct property location
  • Accurate number of bedrooms and bathrooms
  • Real photos of the property
  • Clear information about amenities
  • Any important house rules or restrictions

Misleading listings may lead to removal from the platform.

4. Pricing and Availability

Hosts are responsible for:

  • Setting the monthly rental price
  • Keeping their availability calendar updated
  • Informing Patamali if the property becomes unavailable

Patamali charges a 10% platform commission on confirmed bookings.

5. Guest Communication

Hosts should respond to booking requests and guest inquiries in a timely and professional manner.

We encourage hosts to:

  • Respond to guest questions quickly
  • Provide clear check-in instructions
  • Be available if issues arise during a stay

Good communication helps maintain a strong reputation for both hosts and the platform.

6. Check-In and Check-Out

Hosts should ensure that:

  • Guests can access the property easily at check-in
  • Clear instructions are provided before arrival
  • The property is clean and ready for the guest

Hosts may choose their preferred check-in process, including in-person check-in or self check-in.

7. Security Deposits

Hosts may require a security deposit, typically equal to one month of rent, to cover potential damages or unpaid charges.

  • The deposit may be collected before or at check-in unless otherwise specified in the listing.
  • Hosts are responsible for returning the deposit to the guest within a reasonable period after check-out, provided the property is left in good condition and no damages have occurred.

8. Property Maintenance

Hosts must ensure that the property remains in good working condition throughout the stay.

If issues arise, hosts should address them promptly, including:

  • Plumbing problems
  • Electrical issues
  • Broken appliances
  • Internet connectivity problems

Guests staying for 30 days or more expect reliable living conditions.

9. Respecting Platform Bookings

To maintain trust in the platform, hosts agree not to bypass Patamali by arranging direct bookings with guests introduced through the platform.

All bookings originating from Patamali must be completed through the platform, in accordance with the Terms & Conditions.

10. Safety and Legal Compliance

Hosts are responsible for ensuring their property complies with local laws and safety requirements, including:

  • Building regulations
  • Rental permissions
  • Safety standards where applicable

Hosts should also ensure that the property is safe for guests.

11. Professional Hosting

Patamali aims to provide reliable and high-quality monthly rentals.

Hosts who consistently provide excellent guest experiences may benefit from:

  • Higher visibility on the platform
  • Repeat bookings
  • Long-term relationships with international guests
